Snyderville Planning Commission Discusses Proposed Subdivision Near Canyons Resort

The Snyderville Planning Commission, meeting last Tuesday, came to a decision fairly quickly on a major project at the Canyons Resort.

Another project, though, was harder to reach a decision about, and the Planning Commissioners have asked for more information.

The Planning Commission had a lengthy discussion on the Weight Subdivision Plat. The applicant is asking to remove a plat note that forbids the project from having primary access on Red Pine Road.

The applicant said it’s needed for the project to work, while residents have been concerned about traffic impacts.

Snyderville Planning Chairwoman Malena Stevens said they postponed a decision, in order to get more information.

“So, one of the things that we want additional clarification on is if there is a practical place that this parcel can be accessed that is not on Red Pine Rd," Stevens said. "If there is another way to do it or if that is truly the only access point because I think that would present some different issues and potentially change the course of that application.”

In particular, she said, they want to analyze if access is possible from the neighboring Escala property.

“Neighboring parcels are obligated, from what our legal counsel indicated, to allow access through their parcels," Stevens explained. "So, initially the way that the weight parcel was intended was to have access through the Escala parcel. We just want to know if that is practical. If access means road access or if that means that when they built the Escala we believe that they may have included additional spaces to accommodate the casitas that were supposed to have been built on this parcel back in 2006.”

Another question is how much development could occur on the property.

“The parcel is limited as far as how many square feet they practically can put on there," Stevens continued. 'That was one thing that the commission though wanted to look into as well is what could this become based on the stipulation. So that the community and the neighbors that had concerns about primarily traffic and access on this relatively small road, so that they could have an understanding of what to expect.”

On another item, the panel came to an approval relatively quickly for the Pendry Hotel. Also in the Resort Core, the project is planned as three buildings, and is allowed over 267,000 square feet of hotel, lodging, retail and skier support.

Stevens said it’s a key piece of the Canyons plan, but they have anticipated what the project was bringing.

“This parcel was intended for a high-density project such as the Pendry," Stevens said. 'So, what they gave to us is what was expected, and we spent a year and a half on the Canyons Master Plan amendment. So, with that this was one of the key pieces of that amendment. When the Pendry came in, they came in with a project that was anticipated based on the work we had done with the Canyons Master Plan. There were a few issues, but they've been working hard with staff as far as engineering and the planning department to overcome those.”
