Park City considering two final proposals for Bonanza Park 5-acre development

Park City is down to two proposals for the long-awaited development project at the intersection of Bonanza Drive and Kearns Boulevard.

A committee of residents, city staff and other stakeholders evaluated five proposals for the property, which Park City purchased for $19 million in 2017 to build an “arts and culture district.”

Park City envisions a new mixed-use district on the land with housing, commercial space and a new home for the Kimball Arts Center.

After private interviews with three developers, the city has whittled the list down to two, according to a staff report. They will now sit for public interviews during a special Park City Council meeting May 14.

The committee recommended a proposal from Brinshore Development and a separate bid put forth by two firms – Woodbury Corporation and Pinnacle Real Estate Development.

Brinshore Development is based in Evanston, Illinois just north of downtown Chicago. The company recently completed a project in Salt Lake City’s Fairpark neighborhood, converting a rundown motel into 200 affordable housing units, according to KSL.

Woodbury Corporation and Pinnacle Real Estate are both based in Utah and have experience doing a variety of commercial projects, according to their websites.

Woodbury has been involved in a 700-acre walkable, transit-oriented development on the former site of the Utah State Prison in Draper, per KSL.

The exact details of both proposals are unclear, but more information is expected to be presented at the May 14 meeting.

If the council chooses a project, the city’s team will then work towards finalizing a development agreement, the staff report says.
