The Heber City Planning Commission will meet tomorrow evening. One of two developments it will review is for a mixed-use development that would build a new Smith’s Marketplace.
The mixed-use development is in an early stage in a long process that could bring a Smith’s Marketplace to Heber. In Tuesday’s meeting, the planning commission will review and consider approving the concept and lot boundaries.
The proposed marketplace would be a new store in town, not connected with the Smith’s grocery store already there. It would be at 900 North Main Street, which is about halfway between the grocery store and the Back 40 Grill.
As of Monday, city planners didn’t know what would happen to the old Smith’s building if a new one is built.
The new development proposal is classified as a mixed-use residential commercial zone. Many details aren’t included in what the commission will review in this week’s meeting, including what types of housing it would include.
In addition to the new Smith’s, the proposal includes a commercial area and gas station. The project would require building a new road, 900 North, to connect the development to Main Street.
The project would cover 14.6 acres, with the Smith’s accounting for more than 11 of those.
Also at the meeting, the planning commission will review a commercial concept for a new Prince Dental location. The dentist’s office is currently located in Midway and would relocate to the new building at 1355 South on Highway 189.
The planning commission approved a similar application in 2019, but the project was delayed. So, in this week’s meeting, the commission will also consider granting final approval.
The property is currently being used as an automotive sales and repair garage and storage space.
