Planning commission to see street-level images of Park City Mountain Resort base designs

Wednesday's meeting will tackle things like traffic circulation and off-site parking.

Tonight’s Park City Planning Commission meeting will cover a range of topics relating to plans to develop the parking lots at Park City Mountain Resort.

The meeting kicks off at 5:30 Wednesday night and will spend the entire evening discussing Provo-based PEG Development’s proposal for the base of PCMR. Parking and transportation are focus points for the commission as it continues to review the developer’s plans.

Questions were raised by several residents and planning commissioners at the September 29th meeting regarding the accuracy of PEG’s computer-generated renderings of the base area and mountain views. Critics said they don’t accurately show what the project would look like to someone standing on the street.

After a lengthy back-and-forth on the topic, PEG representatives agreed to provide street-level perspectives Wednesday.

Park City Planning Director Gretchen Milliken says she’s looking forward to seeing what PEG brings to the table.

“We haven’t seen the new renderings, but PEG has said that they will be showing those," she says. "The renderings we’ve seen before were done quite some time ago and they haven’t been updated in some time, so it will be nice to see some different perspectives of the development, of the proposal, and I think there’s gonna be some street-level perspectives as well.”

Besides mountain views, how traffic gets around the base area and where people will park their cars have also been contentious topics since the planning commission first began reviewing the project in the summer of 2020.

PEG has proposed several configurations for various bus lanes, drop-off points, and traffic circulation over the past year. With limited space to work with at the base, PEG is factoring in to-be-built satellite parking at Quinn’s Junction and will return on Wednesday with more information on skier drop-off locations and off-site parking plans.

The community group Responsible Resort Area Development Coalition, or RRAD, has been closely following the planning commission’s review and has been vocal about where it says PEG’s plans have fallen short. RRAD first questioned the accuracy of PEG’s images in April.

Deb Rentfrow is the president of RRAD and says the group will not only be looking for accurate depictions of the project, but also wants to see how the project fits into the surrounding area -- in particular, how traffic will be handled at the base.

“That’s kind of what we’re gonna focus on, that the exhibits and the images that they bring tonight do accurately represent how their proposed buildings fit into the existing area, and also how they align with the topography, because we believe that there’s been some misrepresentation there," says Rentfrow. "It’s not only for people that are just walking on the street, but even if you’re just arriving to the resort, being able to see the mountain is a big deal, I think.”
