Public Tour Of Park City Mountain Development Area Set For Wednesday Afternoon

The Park City planning commission will conduct a site tour of the Park City Mountain Resort base area parking lot development area Wednesday afternoon.

 

The tour, open to the public, will take place at the parking lot at 3 p.m. on Wednesday afternoon.

 

The applicant, PEG Companies, is doing its own personal outreach tours at 1 and 2 p.m. – before the planning commission. Park City Planning Director Bruce Erickson says the public is also welcomed to join in with the planning commission tour.

 

“I think the difference is that on the Planning Commission walkaround, there's no way that we can, you know, take minutes and respond to all the comments,” he said. “They're going to ask clarifying questions but they're not going to be asking anything that would relate to the change in the project.”

Park City is asking the planning commission to make a formal determination on whether or not PEG’s application should require a review of the entire masterplan and development agreement. Erickson says the city is trying to figure out how to manage the project with the two levels of approval.

 

“There's some relationship things that we're trying to work through between the ski area and PEG on things like transit and housing and other obligations in the Development Agreement, while letting PEG move their master plan forward for review by the planning commission,” he said.

 

In the staff report, there’s a list of eight substantive changes that could require that the entire masterplan be reviewed. During Wednesday’s tour, Erickson says the applicant will float some balloons to give commissioners an opportunity to see how tall the proposed buildings will be – as well as locate where certain buildings will be. 

 

“We will probably be looking at where the intersection locations of the parking garages are on Lowell Ave,” he said. “Hopefully, we get an opportunity to understand how the sidewalks system will work and what the impacts are on the most adjacent neighborhoods.”

 

Still to be determined, he says, is if an additional 600 parking spaces are needed. 

 

“They certainly feel like they do not need the additional 600,” he said. “But I think that's a commitment from the ski area not to expand. The ski area when the 600 spaces was approved had a series of ski pods over on Pinecone Ridge plus some changes in some other lift systems in their master plan. They may or may not be proceeding forward with that but as everybody knows the 1200 parking spaces get filled really quickly and all of a sudden there's 250 spaces at the high school that we’re not really sure how to deal with at this point.

 

What they don’t know, Erickson added, is what kind of lease the resort has with the school district to continue use of its parking lots. 

 

The MPD approval is a planning commission decision. He thinks a decision could be made by the end of the year.

 

The planning commission Wednesday will also have their quarterly discussion on a myriad of topics. The topics will include transportation, housing, height exceptions and the external growth Park City is facing.

 

“Between the MIDA project over on the Jordanelle, potential projects in Hideout, the Silver Creek junction project, and the Boyer project over by Skullcandy which could be throwing a couple, 3 or 4 thousand additional units into our marketplace. And I don't know that we have a solution for how we handle parking or that additional number of units into the system.” 

 

The planning commission’s regular meeting will be held remotely starting at 5:30 p.m.
